This new 13-unit townhouse style project was given a citation by the AIA/City of Seattle Demonstration Program for Innovative Housing Design. It breaks new ground by utilizing a new, but largely untested, zoning category called Residential Small Lot (RSL) zoning. This design nearly doubles the density allowed under former zoning while upholding strict standards for neighborhood-friendly design and providing shared common areas and open space for community interaction. Careful attention is given to scaling and detailing of traditional features such as dormers, porches, windows, and trimwork.
[This project] offers a compelling example of a solution that minimizes the disruption that vehicle parking often causes. In this way, the project will create both internal community among the families who will occupy it, and a valid connection with the existing community.
