This 4-unit cottage project was selected by the City of Seattle's Design Demonstration Program for Innovative Housing to showcase development approaches that increase urban density in positive ways. The units were carefully laid out on the 6400 SF lot to maximize the common courtyard area and present an accessible, unified streetscape. Familiar detailing and thoughtful landscaping complete the design. The project has also become a showcase for environmentally sensitive building and design practices. It utilizes an on-site storm water retention system, sustainable harvest materials like bamboo, and an efficient on-demand hot water supply system, among other features. The 964 SF units are targeted to an emerging demographic: small starter families or single people who are being edged out of the single-family market by rising housing costs, but who aren't attracted by impersonal aspects of condo living.
